Pennbrooke Fairways was initially established as a manufactured and mobile home community until Florida Lifestyle Community acquired the property in the 1990s. The developer expanded the 538-acre site to include many styles of site-built residences, attached as well as detached, and completed all 1,200 homes by 2004. Homes in this resident-owned neighborhood are built around small lakes, conservation areas, and three nine-hole executive golf courses.
In addition to golf, residents of this gated community enjoy two recreation centers, a restaurant, and a variety of special interest groups and clubs. Pennbrooke Fairways also employs a full-time activities director.
Pennbrooke Fairways Amenities
There are two recreation centers, the Grand Hall and the Activity Center. Both have indoor and outdoor amenities. The Grand Hall features the 4,500 square-foot dance floor that includes a performing stage theater with professional sound system and stage lights. The Grand Hall also boasts a catering kitchen that has pass-through windows to the main hall and pool deck. Dressing rooms and hobby areas round out the hall's space. Residents can enjoy the solar heated outdoor swimming pool and spa and play some water volleyball.
The Activity Center provides residents with a fitness center so they can get their exercise in any type of weather. Other amenities include a catering kitchen, a dance floor and a large movie screen. The activity center also caters to hobbyists with a ceramic room and kiln as well as a craft room, three billiard tables and dart boards. Outdoors, residents enjoy an outdoor swimming pool, which is solar heated and includes a spa. The grounds contain courts for tennis, bocce, pickleball, shuffleboard and free-throw basketball. Also available to homeowners is a post office, beauty salon, conference rooms, and administration offices at the nearby Welcome Center.
One of the highlights in the community is the 27 holes of golf. Three nine-hole golf courses welcome players of all skill levels to test their handicaps and soak up the Florida sun. They can also get the latest gear at the golf pro shop or utilize the golf practice facilities before playing their game. Afterwards, residents can relax with a cool beverage and delicious meal at Pennbrooke Grille.

Since Pennbrooke Fairways started out as a manufactured home community, it has some mobile homes that date back to the 1980s. However, the majority of resale homes are no older than 1994, when Florida Lifestyle Community developed the neighborhood past its initial potential. The community includes an assortment of site-built vinyl siding homes, site-built cottages, Arbor Courtyard villas, duplex villas and site-built block-on-stucco homes. Residences here come in a wide variety of price points and sizes. These homes offer from one bedroom, one bathroom to three bedrooms, two bathrooms and range from 500 to more than 2,000 square feet in size.

Pennbrooke is beautiful, clean, affordable, and provides a wonderful lifestyle. One of the best kept secrets about it is that Pennbrooke residents enjoy all the perks and amenities that the residents of The Villages do, at a considerably lower cost. The Villages are located 5 minutes away. You can't go wrong; that's why the homes sell like hotcakes.
I have been living in Pennbrooke Fairways since July 2015. I absolutely love it. People are friendly and there is so much to do! Great place to retire.

We have lived in Pennbrooke Fairways for only 6 weeks, but we can say that everyone has been so friendly, helpful and welcoming to us. We have met all of our neighbors in our cul-de-sac and enjoyed activities with them. There are lots of activities and everyone is willing to help get you started. I play golf, water volleyball, bingo and cards, just to name a few. I would highly recommend this community for anyone looking for a friendly place to retire.

If you're looking for something affordable for a casual retirement this is it. The homes here are very affordable, lots of things to do and a nice, clean, gated community.
